Orange County's luxury housing market entered fall with more single-family sales and shorter market times than a year earlier. The October 2026 report from The Institute for Luxury Home Marketing offers a closer look at September activity, from countywide trends to differences across price ranges.
At The Aballi Group, we follow market data to help homeowners understand the conditions surrounding their next move. These countywide figures provide useful context, while a price evaluation specific to your home takes the analysis closer to your neighborhood, your property's features, and recent comparable sales.
The report's October edition reflects September 2026 activity. The Institute uses separate luxury price benchmarks for single-family and attached homes.
September 2026 | Single-family luxury homes | Attached luxury homes |
|---|---|---|
Luxury benchmark | $1,550,000 | $850,000 |
Inventory | 1,557 | 860 |
Sales | 503 | 234 |
Sales ratio | 32% | 27% |
Median sale price | $2,384,000 | $1,117,500 |
Median days on market | 28 | 30 |
Median sale-to-list price ratio | 98.08% | 98.43% |
Both segments fell within The Institute's seller's-market category. Its sales ratio compares sales with inventory; a ratio of 21% or higher indicates a seller's market under its methodology.
Orange County recorded 503 luxury single-family sales in September 2026, compared with 448 in September 2025. Inventory declined from 1,628 to 1,557, and median days on market fell from 34 to 28.
The median sale price rose from $2,150,000 to $2,384,000. That change describes the middle price of the homes sold in each period. It does not mean every Orange County luxury home increased in value by the same percentage.
A countywide label cannot capture every property's competition. The $2.1 million to $2,399,999 price band recorded 60 sales against 129 properties in inventory, a reported 47% sales ratio. At $13.5 million and above, three sales against 97 properties in inventory produced a ratio of approximately 3%.
For an individual homeowner, that spread highlights why a useful pricing conversation starts with the relevant location, price range, condition, and competing properties.
The attached luxury segment recorded 234 sales, matching September 2025. Inventory increased from 842 to 860, while median days on market shortened from 39 to 30. The September 2026 median sale price was $1,117,500.
The full report includes price-band breakdowns, home-size comparisons, and a 13-month view of both market segments.
