What It Actually Takes to Renovate a Home in Laguna Beach

My mom's home on Hillcrest Drive in Laguna Beach is about to go through a full ground-up renovation — expanding from roughly 1,600 to about 2,500 square feet — and I'm documenting the entire process, from demo day through the final reveal.
Renovating in Laguna Beach is its own kind of project. The city runs its own design review board and permitting process on top of standard California building requirements, and older homes typically require abatement — the safe removal of hazardous materials like asbestos and lead paint — before any demo can begin. All of that is exactly why fully remodeled Laguna Beach homes sell at such a premium: the time and complexity involved is baked directly into the value of the finished product.
