Orange County Spring Housing Report 2025: Why It's a Buyer’s Market
The Spring Market is usually the busiest season for real estate in Orange County—but in 2025, it’s also the most favorable for buyers in years. This year’s spring season started with an inventory of 3,419 homes—64% higher than last year, yet still below pre-COVID levels. At the same time, demand remains relatively muted, with fewer pending sales than pre-pandemic averages.
The Expected Market Time (how long it takes to sell all homes at the current pace) has slowed to 67 days, up from 62—making it the slowest pace since early 2019. For luxury homes, the time is even longer, reaching up to 311 days for properties above $6 million.
- 50% of homes have been on the market for over a month
- 30% have already reduced their asking price
- More sellers are entering the market, leading to greater selection and negotiation room for buyers
